There are 22 builders on this page for Southport, Merseyside, including 5 that cover it from nearby. 0 are verified by their owners. This list is free to be on and nobody pays to move up. Every builder here says where it is based in its own words, on its own website, and the listing shows the date that was last checked. That is the difference from the national platforms, where every firm "operates in Southport" and half of them are somewhere else. It also shows what each builder states about insurance, guarantees and trade-body membership, and who says they are taking work on.

How to choose a builder in Southport

Get three written quotes for the same job, described the same way. A quote should itemise what is included, what is not, who supplies materials, how long it will take and how payment is staged. Two builders quoting wildly different numbers usually means they are pricing different jobs; make them price the same one. A builder who will only give you a figure over the phone for an extension is not a builder you want.

Never pay a large sum up front. Materials for a big job are a reasonable deposit; a third of the total is not. Staged payments tied to finished stages protect both sides. Every cowboy-builder story in the Southport Facebook groups this year starts with money paid before the work, and ends with a blocked phone number. Pay as stages complete and keep the last payment for the snagging.

If a builder quotes and you agree the job in your home, the Consumer Contracts Regulations give you fourteen days to cancel, and the builder must give you that in writing. If they do not, your cancellation right runs for a year and they have committed an offence. A good builder hands you the paperwork without being asked. Work can start inside the fourteen days only if you ask for it in writing, and then you pay for what is done.

Trade bodies are worth something, but know what they check. Federation of Master Builders membership means the firm has passed trading, credit and director checks, holds public liability insurance, and has had one live job inspected. TrustMark means it has been vetted by a scheme provider against a code of conduct. Neither guarantees your job. Listings show what each builder states; "checked" means we have seen it on the register.

Ask to see a job in progress and speak to the last two customers. Ask about Building Regulations: any extension, structural change or new opening needs approval and an inspection, and in Southport that is Sefton Council's own building control team. A builder who shrugs at that is a builder who will leave you with a house you cannot sell.

Useful to know in Southport

  • Building control in Sefton is the council's own service, with locally based officers doing the site inspections. Extensions, structural alterations, new openings and most conversions need approval and inspection. The building control team is reached through the council's planning pages. Source: Sefton Council, building control
  • A single-storey rear extension can be permitted development without a planning application if it stays within the limits: up to four metres deep on a detached house or three on any other, up to eight or six metres with prior approval outside conservation areas, no higher than four metres, eaves no higher than three metres within two metres of a boundary, materials matching the house, and no more than half the garden built on. Flats, conservation areas and Article 4 areas are excluded. Check before you build. Source: Planning Portal, extensions
  • Work on or near a shared wall, a boundary wall or foundations close to a neighbour's building comes under the Party Wall etc. Act 1996, which means serving notice on the neighbour before work starts. The government publishes a plain-English guide. Source: GOV.UK, Party Wall Act guide
  • Federation of Master Builders membership involves trading and credit history checks, director checks for limited companies, proof of public liability insurance and an assessor inspecting one live job. It takes a few weeks to get. It is a useful signal, not a guarantee of every job. Source: Federation of Master Builders, joining criteria
  • No Southport builder publishes a day rate or an hourly rate on its own website. The averages you see on national platforms are national averages from their own members. Ask for a written quote for your job; it is the only price that means anything.

Extensions, lofts and renovations

Most of the builders on this page are extension and renovation firms: rear and side extensions, loft and garage conversions, full refurbishments, kitchens and bathrooms as part of a bigger job. Several are family firms that have been trading in Southport for decades and say so on their own sites. Use the Extensions and Renovations filters, and read what each states about guarantees and insurance on its card.

For a loft or an extension, ask early whether the builder provides drawings and handles the Building Regulations application, or whether you need an architect or designer first. Some firms do both; some want drawings in hand before they quote.

Brickwork and repointing

Southport has a small number of brickwork specialists alongside the general builders: garden walls, repointing, extensions in matching brick, and structural repairs. Repointing is the one job people put off until it costs more; once mortar has weathered back, water gets in behind the face of the brick and frost does the rest. Use the Brickwork filter.

Builders around Birkdale, Ainsdale and Churchtown

The same firms cover the whole town; a builder based in Ainsdale works in Churchtown and the other way round. The area chips show where each one says it is based, which matters more for a two-week extension than a two-hour job, because a builder who lives ten minutes away turns up. A few firms based in Formby, Burscough and Preston cover Southport and are listed honestly as covering it from where they are.

Frequently asked questions

How do I find a good builder in Southport?

Three written quotes for the same spec, a look at a job in progress, a word with the last two customers, and paperwork that includes your cancellation rights. This page shows where each builder is based in its own words, what it states about insurance and membership, and whether it says it is taking work on.

How much does an extension cost?

No Southport builder publishes a figure; national platforms quote averages from their own members, which is what they are. The rule of thumb some use is that an extension adds value only if it costs less than about half the value it adds. Get written quotes for your job.

Do I need planning permission for an extension?

Often not, if it stays within permitted development limits: broadly three metres deep on a semi or terrace, four on a detached house, single storey, no higher than four metres, matching materials, outside conservation areas. Anything else needs an application. The Planning Portal has the full rules.

What is Building Regulations approval and who inspects in Southport?

Separate from planning: it is the technical standard the work must meet. Extensions, structural work and new openings need it. In Southport, Sefton Council's own building control team inspects.

What do FMB and TrustMark membership actually check?

FMB checks trading and credit history, directors, public liability insurance and inspects one live job. TrustMark vets businesses through scheme providers against a code of conduct. Both are signals worth having; neither guarantees your job.

What are my rights if a builder does not finish?

Under the Consumer Rights Act 2015 the work must be done with reasonable care and skill and, if no price or time was agreed, at a reasonable price and time. If it is not, you can require it to be put right or take a price reduction. For a contract agreed at your home you also have a fourteen-day cancellation right. Sefton Trading Standards and Citizens Advice handle disputes.

Should I pay a deposit?

A deposit that covers materials for a big job is normal. A large percentage up front is not. Pay in stages as work is completed and keep a final payment for snagging.

What is the Party Wall Act?

If your work touches a shared wall, a boundary wall or foundations near a neighbour's building, you must serve notice on the neighbour before starting. The government's guide explains the notice and what happens if they object.
